Aurora Pocket Neighborhood

This is one of 4 videos we created for the EPA sponsored website, ,  an online resource to showcase how to build a community that works for both people and the planet.    The videos we created show the benefits of innovative neighborhood design, in which residents:

  • make efficient and sensible use of resources in response to a changing climate;
  • connect with each other and the natural environment;
  • live in balance with their values; and ultimately,
  • create a sense of individual and community well being.

The Aurora Pocket Neighborhood is the first Pocket Neighborhood Circle project in Ithaca, New York. Pocket Neighborhoods are similar to co-housing and small lot cottage development, except smaller in scale and cooperatively owned. The small scale allows for uncomplicated resident management and makes Pocket Neighborhoods easier to place on small urban lots within existing established neighborhoods, preserving and incorporating existing buildings. Buildings are constructed to inherently conserve energy, incorporating numerous green building technologies.

Features of The Aurora St. Pocket Neighborhood include:

  • located within an existing neighborhood in downtown Ithaca, with services and amenities within walking distance
  • nearby access to public transit, reducing car dependence
  • private living spaces and common facilities arranged around a common outdoor space
  • food producing landscapes with fruit and nut trees, berry bushes and vegetable gardens
  • root cellars and other facilities provided for food preservation
  • facilities for composting of all organic garden and household wastes (except sewage per local health codes)
  • airtight super-insulation for cozy energy efficiency
  • bio-mass boilers, solar thermal arrays, and photovoltaic panels
  • shared garage, workshop, tools and equipment
  • The cost of the units are estimated to be $170-185/sf  and will be dependent on customization and finish selections
